Ellicott City, MD — On Wednesday, June 4, just after 5:30 p.m., a conditional use hearing was held for a proposed 54-unit, age-restricted housing development near the 8400 block of Old Frederick Road—just outside the Daniels area of Patapsco Valley State Park.

The plan calls for semi-attached and attached homes spread over 16.41 acres spanning four parcels. The area surrounding the properties includes state parkland zoned R-ED (Environmental Development). Nearby neighborhoods are zoned R-20, permitting one house per roughly half an acre.

Local residents raised concerns about traffic safety, stormwater runoff, and whether the rocky terrain could even support the proposed development. The hearing was lengthy and passionate.
